The design and construction of residential units and offices at Albert Street, Harrogate following fire damage to the existing building.
Rebuilding of office space to the first floor, refurbishment of 6 apartments to the first and second floors, rebuilding of 6 nr remaining apartments to the first and second floor plus refurbishment and renewal of all the common areas and the restoration of the external facade which required a temporary supporting scaffold system. A new staircase was formed from the ground floor to the first floor of the building. Preparatory works were undertaken to facilitate the re-fit out works for Prezzo & Pizza Express.
Works completed in advance of the main contract include demolition and strip out, scaffolding and reroofing works (including moving the scaffold back to the paving line).
A cost saving option was required for the first floor offices to be open plan.
The location of the site, on one of Harrogate’s main thoroughfares, required three separate road closures, for the removal of the fire-damaged structural steelwork and for the delivery and lifting into position of the three structural steel beams, each weighing c.4 tonnes, required to support the new second floor.
All works were undertaken in a conservation area.
